Ossipee, New Hampshire 1st Quarter 2016 Market Report

Turtle Cove, Ossipee LakeIn Ossipee, NH new residential listings and sales are down while the average sales price reflects an increase by 14%.  The condominium market is flat with little data to review and report.  New vacant parcel listing are down while successful sales show an increase but values are equal with last year’s 1st quarter stats.  Positive trends within certain segments are measured but continue to remain below the State as a whole.  2015’s year-end stats reflected a reduced inventory with increased buyer interest, there has been an uptick in multiple bids, buyer who had missed an opportunity to purchase last year are deciding on stepping up their purchase bids in order to secure the property of their dreams – indicating a possible change from a Buyer’s market to a Seller’s market.

The State of New Hampshire Carroll County 1st Quarter stats for all property segments are reporting an upward movement in listing activity, pending sales and successful sales.  The commercial market is lagging behind in all measures pertaining to new listings, pending sales, successful sales and median market values.  Both condos sales and vacant land parcels report an increase in activity with median values holding in line with year-end market indicators for 2015.  Market inventory is at a low and buyer interest is picking up – noted in the pending sales numbers.  The latest market data may be leaning towards a new seller’s market vs. the buyer’s market of the past 10 years.

Wolfeboro The Oldest Summer Resort in AmericaMarket stats for the Town of Wolfeboro, Carroll County, New Hampshire…3rd quarter indicators are reporting mixed reviews; residential markets are down in pending and sold listings, while the median sales price takes another dive down by 11.25%. Condominium new listings and sales are up, while the median sales price take another dip by 25.95%. Vacant land inventory reports an increase in new listings, pending sales and success transfers, however the median sales price has noted another loss by 43.72% in value over the same period last year. Commercial market inventory and sale continue to drag behind, with a reported increase of three (3) sales or 50%, when compared to last year’s sales data. The buyer’s market continues…seller motivation is strong, market rates continue to be appealing while underwriting and qualifying scrutiny tightens.

Danforth Bay 4Market stats for the Town of Ossipee, Carroll County in the State of New Hampshire…3rd quarter indicators are reporting mixed reviews; residential, condominium and vacant land markets are down by a significant measure in volume and median sales price. The commercial market is attempting to recover with new listings, however the market is not being absorbing by investors through purchases and successful sales. As we move into the 4th quarter, active sellers along with their agents are perplexed by the amount of buyer activity over the year, with little to no results in actual sales. Carroll County New Hampshire 3rd Quarter 2014 Market Report

304820_2352576791540_89815210_nMarket stats for Carroll County in the State of New Hampshire’s…3rd quarter indicators are reporting mixed reviews; residential markets are down in volume and slightly up in median sales price…condominium markets are down in volume and median sales price…vacant land parcels are up in volume and down in median sales prices, while commercial markets show a decrease in sales volume and the average sales price rises by 23%. Carroll County stats are all over the board, market inventory remains high while interested and qualified buyers remain nominal for the Lakes Region secondary markets. It will be interesting to see how 2014 year-end measures up with last year’s data…only time will tell!

Sunset Lake WentworthMarket stats for the Town of Wolfeboro, Carroll County, New Hampshire…2nd quarter indicators are reporting mixed reviews; residential markets are up in new pending and sold listings, while the median sales price takes another dive down by 28+%. Condominium listings, pending and sales are flat with a drop in value of 13.4%. Vacant land inventory reports a loss while pending sales and completed sales note an increase of 50% – 100%. Commercial market inventory and sale continue to drag behind in today’s market…no new listings, pending and/or sales were noted for the first half of 2014. The “buyers” market continues…seller motivation is strong, market rates continue to be appealing while qualifying scrutiny tightens.
